About StrataReports

The story ofStrataReports

StrataReports reviews the documents behind strata and condominium purchases in British Columbia and Alberta, links every finding to the page it came from, and measures each building against comparable buildings. This is how the company came to be, and who leads it.

Part I: The beginning

StrataReports was founded in Vancouver in 2023 in response to a familiar problem in the province’s housing market. Buyers and their agents received a strata document package days before a deadline, with no practical way to read all of it. Minutes, financial statements, depreciation reports and bylaws were disclosed, and decisions were made on a partial reading of them.

The company was established to close that gap: to give a buyer a complete reading of a building’s records, with every finding traceable to the page it came from, within the time available to make a purchase decision.

Part II: The early years

The first reports went to buyers and their agents in British Columbia. Each was built the same way: the whole document package read, and every finding tied to the page it came from.

Real estate professionals soon became the largest part of the company’s clientele, and with every building reviewed, the company’s knowledge of the province’s strata corporations grew.

Part III: Growing with the market

As the buildings it had reviewed accumulated, StrataReports could begin to do something no single document package can: place a building in context. A strata corporation could be compared with its region, its surroundings and buildings of similar age and size, so that a reader could tell what was normal and what was not.

The company registered its thousandth user in June 2025, less than eighteen months after its first. In the same period its service became available across both British Columbia and Alberta, and its reports were made available to realtors through the AutoProp marketplace of the Land Title and Survey Authority of British Columbia.

Part IV: StrataReports today

StrataReports has now delivered thousands of reports across British Columbia and Alberta, serves thousands of users, and carries hundreds of five-star reviews from the people who rely on it. StrataStats, the company’s published benchmarks, and the research of its Data Desk grew from the building data accumulated through that work.

The company’s work today is to tell a reader not only what a building’s documents say, but what those facts mean for that building.

What began as a way to read a building’s documents has become a way to understand the building itself, in the context of its region, its surroundings and buildings like it.
