    • Status Certificate / Information Statement

      Provides financial status of the condo corporation and your unit, including arrears and key disclosures. Attachments usually include reserve fund details and insurance.

    • Declaration / Bylaws / Rules

      Defines rights and responsibilities of owners and residents. Covers restrictions on use, pets, rentals, and renovations.

    • Insurance Certificate (current year)

      Details building insurance coverage, deductibles, and limits - key for understanding liability and owner responsibilities.

    • Financial Statements (last 2 years)

      Shows financial health, arrears, special assessments, and reserve fund contributions.

    • Meeting Minutes (last 24 months)

      Council, AGM, and SGM minutes showing maintenance issues, leaks, disputes, and plans for repairs or upgrades.
